AUSTIN, TX – Austin Modern Lofts is planning to break ground on its second condominium / townhouse and retail project on the north side of the Mueller community in central east Austin, officials said Friday.
The new project will include a total of 39 homes for sale, of which 31 will be condominiums and eight shop houses with commercial space on the ground floor, officials said.
Six of the condos are available to families earning up to 80 percent of the median family income in the Austin area. This completes the southeast block at 51st St. and Mueller Blvd. adjacent to the Austin ISD Performing Arts Center in the Mueller community.

“We are pleased that with this new condominium and townhouse project, Mueller can offer even more diverse housing options for home buyers in the Austin area,” said Fei Dai, vice president of development at Catellus Development, Mueller’s master developer.
Dai said Mueller offers traditional courtyard houses, townhouses, shop houses, condominiums and apartments, all of which include some residences for income-qualified buyers.
“Mueller has an important mix of living styles, sizes and prices, just as the surrounding community and city have always intended,” said Dai.
The four-storey building with its colorful and spacious balconies will offer commercial space on the ground floor for retail or catering use to be determined, officials said.
The building is located next to an established parking garage that both residents and visitors to the Performing Art Center will use. Multi-storey car parks in Mueller are often hidden from the public, be it due to adjacent building or design features, so that homeowners, workers and visitors can concentrate on the varied architecture and streetscape of the residential, office and retail community.
Designed by MWM DesignGroup and built by Pyramid ATX Construction, developer Austin Modern Lofts expects the groundbreaking soon and will welcome the first residents in the first quarter of 2023. Sales information, including prices, will be available at a later date.

This project is the second mixed-use project in Mueller for Austin Modern Lofts. The company recently broke ground on a 90-unit condominium and townhouse project on the northwest corner of Berkman Dr. and Tom Miller St. near the former airport control tower.
The project includes some retail space on the ground floor as well as 34 condominiums and 56 townhouses, five of which will be townhouses with shop houses with commercial space on the first floor and two floors of living space above.
Each of the condos for this complex will be single-story lofts in a three-story building. Of the total of 90 apartments, 27 or 30 percent will be part of Mueller’s Affordable Homes Program, some of which will be available to families with incomes of up to 80 percent MFIs and others up to 120 percent MFIs. The first move-ins are planned for the end of 2022.
Austin Modern Lofts plans to provide pricing and other sales information, including a website, sometime this year, officials said.
