Austin’s booming Bouldin Creek neighborhood to get more condos

Additional condominiums are being managed in the rapidly changing South First Street area in the Bouldin Creek neighborhood of South Austin.
The latest planned project of 106 units in a four-story building will be built on the former Slackerville site, an Austin complex that once housed an eclectic collection of local retail stores.
The developer, North American Intracorp, calls his planned project One Oak.
The development, which will occupy 2.7 acres at 2209 South First St., will have upscale one-, two-, and three-bedroom residences, as well as shop fronts and roof decks, according to the developer.
Construction on the One Oak project is slated to begin early next year. The first residents are expected to move into their homes in 2023. Unit prices are expected to range between $ 400,000 and $ 1 million and more.
The former owner Ari Rastegar sold the land to Intracorp. Rastegar remains involved in the project’s profits, but further details have not been released.
Resmark is the limited equity partner of the project. Intracorp did not disclose any estimated costs for the project.
The mix of units in One Oak will consist of eight live-work storefronts on the first floor, 88 apartments on the second and third floors, and 10 penthouses on the fourth floor known as the Canopy Collection.
The project is the latest under construction along South First Street south of downtown amid a housing boom in the Austin area, both downtown and in the surrounding areas.
Housing experts, builders, and developers continue to say that the five-county region, stretching from Georgetown to San Marcos, has more demand than available supply of homes. This supply-demand divide is driving prices up, as is the influx of high-end wage earners.
Austin-based developer StoryBuilt has built two mixed-use projects on South First Street, one on 900 South First St. opposite the Texas School for the Deaf and another on 1600 South First St., the former Angel Funeral Home.
In Austin, Intracorp is known for developing a 49-story skyscraper in the Rainey Street neighborhood to the southeast of downtown. Intracorp said last week that all 309 units are now being sold in the tower that overlooks Lady Bird Lake.
In Bouldin Creek, One Oak will be located in one of Austin’s most desirable neighborhoods near Barton Springs, Zilker Park, and the Roy and Ann Butler Hike and Bike Trail.
Amenities include a courtyard overlooking Bouldin Creek, a negative edge pool, private poolside cabanas, and outdoor BBQ and dining areas. The interior facilities include a lounge, fitness center and coworking offices.
The lead architect on the project is Chicago-based Pappageorge Haymes Partners, who works with Austin-based Urban Foundry Architecture. Urban Foundry also leads the interior design for development.
Hitchcock Design Group is the Landscape Architect and Civilitude the Civil Engineer.
Austin-based Brandon Miller Group is handling sales and marketing for the project.
