Cedar Park’s Bell District to start construction in 2022

Construction on Cedar Park’s mixed-use Bell District building is expected to begin in 2022.

First openings are scheduled for early 2024, RedLeaf partner Rob Shands said in an October 28 update to Cedar Park City Council.

Bell District is a $ 350 million project with residential, commercial, and civic areas including the new city library and 16 acres of parkland.

Construction of phase 1 will begin in spring 2022 with infrastructures such as roads and utilities. At the end of 2022, vertical construction will begin with the city library, restaurants, shops, two densely populated residential projects, multi-storey car parks and green spaces.

Phase 1 social center will be renamed The Backyard. This includes the area with restaurants, terraces, the new city library, a great lawn for sunbathing and a hiking trail. Shands said The Backyard’s design will have a comfortable, relaxed design aesthetic.

“It’s everything Cedar Park wants in its own yard,” Shands said.

Shands said current progress is in line with the original schedule, and the timing provided an opportunity to incorporate pandemic design changes into the early design process, particularly with restaurant trends.

“It’s quite a post-COVID[-19]-friendly program with lots of outdoor restaurants and open areas, ”he said.

The project uses public and private funding to redevelop a Cedar Park area along Bell Boulevard between Park Street and Buttercup Creek Boulevard. Cedar Park City Council voted in February 2020 to enter into a master development agreement with RedLeaf Bell LLC, an Austin-based commercial real estate company.

The next project steps include construction phase 1, project funding, design and planning for the first high-density residential project with 250-300 units as well as marketing to future tenants. Shands said there was “robust interest” in the project among residential, food and beverage operators.
