You may have heard by now that the downtown Austin condominium tower project, which a local real estate company has been planning since 2019 Urban space at 90-92 Rainey Street has officially announced its new look and brand identity – the Modern Austin Residences.

These chic renders of the new design from the design architects of the project at Nelsen partner together with its architects of the record at Book page fit in with the refreshed appearance we saw in a developer presentation to the Design Commission late last year, but noteworthy is the expansion of the plan by several floors following the approval of increased area ratios for the tower along the Street Residences and East Tower -Projects – The Modern Austin Residences will now be built 55 floors, versus the number announced for 2019 of 53 and even more versus the reduced number of 51 that we saw in documents last year.
If you wanted to know the etymology of the word “modern” in the name of the tower, you can find this handy guide on Urbanspace’s marketing page for the tower. Image: Urbanspace
This extra height enables the modern 20th locally affordable housing units next to his 345 Units at market price, which is a remarkable number considering many projects choose to pay a fee instead of providing these affordable units on-site:
The affordable housing units will be available to people who earn 80% of the median family income, which is $ 98,900 on the Austin subway. Market price units start in the $ 400,000 range for a one bedroom unit. Three-bedroom apartments are on sale for $ 1.6 million and more.

Prior to the pandemic, the project also included a hotel component, but it was scrapped in favor of condo and retail only – something we prefer as fans of new neighborhood actors in the Rainey Street District who are likely to have plenty of everyday utility from the new Royal Blue Grocery next door, among other things at the northern end of the area.
The removal of Container strip for the development of the tower is appeased by a new one Bridget Dunlap-helmeted bar in the basement of the new building, which will be a first for Rainey – plans to remove the bungalow bar next door are less clear, but it’s evident that the Modern will contain extensive in-house retail stores.

In keeping with the idea of Rainey as a neighborhood rather than a single street, we’re also glad that the official address of Modern is actually 610 Davis Street, This means that the main lobby entrance is likely to face Davis rather than Rainey Street – with projects like Quincy, the mainstay of the area Hotel Van Zandt, and possible future towers like the Travis and Waller Creek Supertall, there is enough to do at this end of the district to support a vibrant street-level environment beyond Rainey.

According to Urbanspace and its CEO Kevin Burns, the Modern expects the groundbreaking by the beginning of 2022 with a planned opening date sometime in 2024.
