The multi-family developer and real estate manager MORGAN is soon planning the groundbreaking for a new luxury multi-family complex in the suburb of Georgetown, Texas, Austin. The three-story project with 336 units will be called Caroline in Georgetown and comprise 16 buildings.
The community’s appearance will be local and natural, using Austin limestone and other materials from nearby quarries. Designed by Houston-based architectural firm W Partnership Inc., the community offers a classic Hill Country aesthetic mixed with modern farmhouse features. A fitness center tops the list of communal facilities.
“Georgetown offers its residents a great quality of life and many opportunities for work, entertainment and education,” MORGAN’s development partner for the central region, Jason Hauck, told Multi-Housing News. “These are all drivers of demand for high-quality living space. For this reason we have chosen this location and are pleased that Caroline in Georgetown fits into the structure of the neighborhood. “
Headquarters
The population around Caroline in Georgetown has excellent education and strong household incomes, and the work centers in northern Austin are attracting new residents.
A number of neighborhood facilities are in close proximity. These include historic downtown Georgetown and restaurants, a HEB supermarket, the Round Rock Premium Outlets and IKEA. In addition, numerous corporate headquarters have moved to the North Austin suburbs. Because of this, Hauck believes the Caroline in Georgetown will attract young professionals who want to live close to their employer. Tenants looking for a bit more space are also likely to be attracted to the community.
“We have started the preliminary development for the pre-pandemic project,” continues Hauck. “After the outbreak of the pandemic, we did our best to master the resulting challenges. In the first few months in particular, we weren’t sure what the changing landscape would mean for the project, but we stayed committed to Caroline in Georgetown. In view of the recently increased demand for high-quality living space, the time for our groundbreaking seems to be very good.
In February, MORGAN debuted in Phoenix with its first luxury community.
