Fredericksburg (Gillespie County) – A property developer from Austin had a housing plan with 63 residential units approved at the planning and zoning committee meeting on Tuesday.

An empty elderly care facility, the former one TriStar care and rehabilitation Complex, still stands on 3.57 acres located on the southeast corner of Post Oak Road and West Live Oak Street.

The working name of the project is based on the physical address, 619 West Live Oak Apartments.

Company management suggests converting the former nursing home into 39 units, each with an average living space of 550 square meters. In addition, they want to construct 12 buildings, which will be divided into 24 two-story maisonettes, each with an average of 575 square meters.

The entire development will consist of one bedroom units.

The former nursing home consists of three single story buildings (1-3) with a maximum height of 11 feet and 11 inches.

Austin-based Root architecture publishes a site plan with the following specifications:

  • Building 1: 9,271 SF
  • Building 2: 6,053 SF
  • Building 3: 7,914 SF
  • Buildings 7-12: (1,280 SF) with a maximum height of 20 feet
  • Suggested retention swelling, leveling and drainage
  • 58% impermeable coverage
  • 95 parking spaces

Austin-based Served technology is the civil engineer from Bastrop Blue Marlin engineers serve as civil engineers and the MEP engineers are based in San Antonio RCE engineers.

The current owner is Gentry Lending Group LLC.
