New houses in Helston, Cornwall to be built off Meneage Street

Planning permission was granted to develop the land at the back of 57 Meneage Street, which was formerly a walkable Penview Crescent but has been closed in recent years.
The land is described as currently unused and consists of several “dilapidated” garage buildings, bushland and trees.
That should change, however, when nine properties are built on the property, which are completely cleared and all existing buildings are demolished.
The property is accessed through Penview Crescent, with a passage to Meneage Street for residents but no public access.
In a letter on behalf of the applicant, Enhance Land & Planning said in the documents attached to the application: “The property is in a very sustainable location in the center of the city of Helston and would result in redevelopment of previously developed land that would lead to a too an improvement in the character and appearance of the Helston Conservation Area.

“The proposals would contribute to the local housing supply.”
They added: “The site contains two rows of dilapidated block garages and is otherwise now overgrown as it has not been used as a parking lot for some time.
“In recent years the site has been exposed to anti-social behavior and dumps.”
The agents said the applicant had “delivered quality developments” in the past, with Harveys Corner in Redruth being an example of their work being shortlisted by the Cornish Build Awards for the final 12.

Most of the houses are to be freestanding, with the exception of a three-tier terrace in the southeast corner.
All will be two-story buildings with two off-street parking spaces and “large” private gardens.
There will be two four bedroom houses and seven three bedroom houses.
Planning officer Martin Jose noted concerns about the effects of dust during construction, as well as the potential impact on nearby businesses, and said the developer should take this into account.
With the building permit, he imposed a number of conditions, including restricting the openings of the new houses in order to protect the privacy of neighboring houses.
