RCLCO Releases 2021 Semiannual Report Identifying the 50 Top-Selling Master-Planned Communities

Every year since 1994, RCLCO has conducted a nationwide survey to identify the top-selling MPCs through a rigorous search for high performing communities. The ranking is based on the total home sales reported by each individual municipality and creates updated rankings from the previously published annual report The Top-Selling Master-Planned Communities of 2020.

This initiative exists not only as a way to praise the most successful communities, but also as: a tool to monitor the general health of the housing sector for sale; a means of locating markets with dynamic living; a method of highlighting trends affecting communities; and a medium for learning best practices for development.

The most important changes include:

The best-selling community in the country is Sarasota, Florida Lakewood Ranch, with 1,535 sales through June, 83% more than last year.
Home sales in the country’s top 50 exceeded expectations in the first half of 2021 at a pace that shows the potential for year-end growth of 12% compared to 2020.
This increase in new sales in the top 50 is 20% above sales in the last semi-annual report (note that the MPCs that comprise the top 50 change every year) and comes despite a shortage in new home stock and lower supply of components required for building new houses.
While many communities have indicated that home builders are rapidly cycling through land assignments or even slowing down new sales to meet existing demand, the MPCs on this list still saw an average individual increase of over 40% each compared to their performance in the previous period .
75% of sales within the top 50 were in Florida, Texas, or Nevada. Florida was the federal state with 34%, followed by Texas with 30%.
